Collect Schedule Rents When Due

We keep records of rentals payments and security deposit; make regular bank deposits and other financial transactions.

Accounting Services

We provide monthly financial statements to our owners that are clear and comprehensive. These statements include accurate accounting of receipts and disbursements. We also provide budgeting scenarios and monthly budget analysis and reconcile bank statements.

Financial Transactions

Mortgage, insurance, and annual tax payments are made promptly when due. All vendor invoices are verified and paid.

Repairs and Maintenance

We monitor building maintenance and repairs with frequent on-site visits and annual building inspections. Any work on your property is supervised by the respective property manager to ensure that the repairs are performed correctly and in a timely manner.

Tenant Management

Establishing and maintaining a good working relationship with tenants is fundamental for a building to maximize its full potential. We also serve as a liaison between tenants and act to resolve any disputes that may arise.

Legal Services

Tenant Acquisition

We professionally market vacancies and screen prospective tenants. We are experienced with complex in Metro Atlanta Area. Verifying credit history, tenant history and possible criminal history is standard procedure for all prospective tenants. We continue to manage the relationship for the duration of their tenancy.

Supervise Capital Improvements

We can supervise all capital improvement project at your property. You also benefit from our mass buying power for discounted supplies and services as well as established network with the most reliable and least expensive contractors.

Affordable Housing

We are experienced with all types of government housing programs administered by the Department of Housing and Urban Development.

Tenant Placement Fees

Property Management Fee

  • 10% of the monthly scheduled rent ($85 Minimum per property).

  • Properties with existing tenants will incur a $299 Client Intake Fee

  • Provide address for mail and/or locked box for rent delivery

  • Collect rents and send owner check monthly

  • Detailed Monthly Statements By Property

  • Renters have option to pay rent by Credit Card online

  • Manage all notices to tenant

  • Semi-Annual Property Inspection 

  • Move-in and move-out inspections

Eviction Services

  • Licensed Georgia Real Estate Broker 

  • Dispossessory filings only ($150* fee does not includes court cost)

  • Eviction Service – Lockout Crew Fees

  • 6 men crew $210 1st hour and $105.00 for each additional half hour

  • SAME DAY Service Available 

*Cobb, Fulton, Dekalb and Clayton County Courts $200 filing fee

We are not just “rent collectors“,

We are Solution property managers, and we earn our fees each month.

  • We take pictures of the property before move in and at move out.

  • Rents are due on the first and late after the forth.

  • We personally call all tenants owing rent after the 5th.

  • We send 3 Day Notices to Vacate if rent not received by the 10th.

  • We file eviction in the middle of the month if the rent is still not paid.

  • We attend all court proceedings on your behalf.

  • We enforce all provisions of the lease.

  • We handle all Home Owners correspondence and/or violations.
